General Information on Public Hearings for Zonings
The Cedar Park Planning Division has received an application for zoning/rezoning. This request for zoning/rezoning will be reviewed and acted upon at two public hearings: First, before the Planning and Zoning Commission. Second, before the City Council. All property owners within 300' are invited, not required, to attend these hearings. If you attend, you will be given an opportunity to speak for or against the change if you wish, or you may attend only to observe. Any citizen or group of citizens interested in attending the meetings is invited to do so. Applicants and/or their agents are expected to attend. At the meeting scheduled for the public hearing, the Planning and Zoning Commission reviews and evaluates the City Staff recommendation, listens to public input, and sends its own recommendation concerning the zoning request to the City Council.
Following the public hearing before the City Council, the Council may take action in the form of a first reading of the ordinance or defer action to the next meeting. City Ordinance in the City of Cedar Park requires two readings of the ordinance by the City Council before an ordinance changing or assigning zoning to the property becomes effective. After the City Council public hearing concerning the application, action by the City Council to approve or deny the request at second reading usually occurs at the next regularly scheduled meeting, approximately two weeks following the public hearing date. The City Council may grant or deny a zoning request or it may rezone the land to a less intensive zoning than requested, but in no case will it grant a more intensive zoning.

Planning and Zoning Commission meetings are normally scheduled for the 3rd Tuesday of each month, with some exceptions for national holiday conflicts. City Council meetings are normally scheduled on the 2nd and 4th Thursdays of each month, with some exceptions for national holiday conflicts.
Meetings start at 6:30 pm for the Planning and Zoning Commission and for the City Council unless otherwise posted.
Agendas are posted in front of Cedar Park City Hall Council Chambers (450 Cypress Creek Road, Building 4) at least 72 hours prior to the meeting.
